Investment Analysis & Preliminary Due Diligence

Deal evaluation, pro forma validation, and preliminary due diligence before acquisition. Seira CM pressure-tests the opportunity - site economics, demographics, competitive set, title and survey review, environmental compliance, and utility availability - so owners and developers know what they're buying before capital is committed.

Lease Review & Compliance

Review of existing or proposed leases, reciprocal easement agreements, and neighbor obligations to identify delivery conditions, alteration restrictions, and anything that could reshape the design or build mid-project. On multi-tenant sites this is where hidden cost and schedule risk usually lives.

Pre-Construction & Design

Full architectural and engineering review across civil, structural, and MEP - with value engineering and plan refinement before bids go out. Seira CM tightens the drawings, resolves conflicts, and reduces scope ambiguity so general contractors and subcontractors can price a well-defined package and return more confident numbers. Includes Phase I environmental, geotechnical analysis, traffic engineering, preliminary budget, and full permitting coordination.

Contractor & Vendor Management

Competitive bidding on general contractors and subcontractor packages, specialty equipment procurement, and a detailed plan-set assessment to surface cost savings before construction starts. From trade contractors to long-lead interior equipment, Seira CM keeps pricing tight, and scope locked in before the first shovel hits the ground.

Construction Finance & Controls

Budgets developed alongside design, not after. Construction Management Agreement negotiation, subcontractor lien-waiver collection and reconciliation, and all construction billing route through Seira CM - so alignment is confirmed before payment is released. Protecting the owner against duplicate billing, scope creep, and out-of-sequence draws.

Quality Assurance

Daily general contractor calls, weekly site visits, construction meeting minutes reviewed and distributed, detailed scheduling, and hands-on oversight from mobilization through substantial completion. Seira CM is the owner's voice on-site - making sure decisions get made quickly and correctly, and that no subcontractor or vendor is left waiting on a callback.

Quality Control

Ongoing inspections across architectural, civil, structural, MEP, ADA, and specialty-equipment scopes. Issues - code compliance, water infiltration, electrical performance, HVAC balance, finish conflicts - get surfaced while they're still cheap to fix.

CO & Closeout

Final inspections, punch list, warranties and manuals binder, key sheet and utility account handoff, and turnover documentation - plus a subcontractor and vendor postmortem so lessons from this build inform the next. The owner finishes with a complete project package, a 360-site record, and a smooth transition to occupancy.
