Deal evaluation, pro forma validation, and preliminary due diligence conducted prior to acquisition.
Review of leases, reciprocal easement agreements, and neighbor obligations that affect design or construction.
Site feasibility analysis (including environmental, geotechnical, traffic, etc.) plan-set review, preliminary budgeting, and permitting coordination. May include selection and contract management of Architects and/or Engineers, if/as deemed best suited to the project's needs.
Competitive bidding on general contractor and subcontractor packages, specialty equipment procurement, and plan-set cost analysis.
Contractor agreement negotiation, subcontractor lien-waiver reconciliation, and contract/payment management.
Daily contractor calls, weekly site visits, meeting minutes, detailed scheduling, and hands-on project oversight.
Ongoing inspections across architectural, structural, MEP, ADA, and specialty-equipment scopes.
Final inspections, punch list, warranties binder, key sheet handoff, turnover documents, and contractor/vendor postmortem.
